Preparing a home for marketing as a leased property. We oversee the following

  • House/condo cleanout
  • Garden sprucing with a local gardener
  • Coordinate & oversee minor repairs with a handyman minimum $75/hr charge applies

  • Evaluate the right price for the current market
  • Provide professional photography & videography for marketing
  • Signage on the property if allowed
  • Online exposure through Zillow, Trulia, Hotpads, NWMLS
  • Schedule touchless or video showings for the property

Manage the tenant

  • Interview the tenant.
  • Perform a thorough background check from the application submitted
  • Prepare a 1 year lease for all parties to agree to
  • Review the move-in procedures and Rules & Regulations for the home
  • Apprise the HOA or property management company of a change in tenancy
  • Discuss the expectations of the tenant to maintain the home during the lease term
  • Comply with the Seattle & Washington Landlord/Tenant Laws

  • Provide monthly statements of cashflows and property review
  • Accounting functions & reporting
  • Annual statement of cashflows and review of the property
  • Coordinate repairs as needed or scheduled.
  • Owner is billed for statement vendor billing. There is no upcharge for coordinating service providers.
  • Perform a min of 2 walkthrough per year and summarize in a report to owners
  • Contract management
  • Pictorial of the home before tenant takes possession
  • Provide move out service if requested
  • Annual lease renewal fee $250
