Comprehensive Resident Screening
Prospective tenants are interviewed via the phone prior to scheduling a showing of the interested vacancy. We review restrictions of the property, monthly rent and deposit information and discuss other pertinent information regarding the property. If there is interest, we schedule a showing and complete an application for verification. We complete credit, criminal background, previous rental history and employment checks to ensure high quality residents.
Resident Lease Negotiation
When a potential resident is approved for move in, we handle the lease negotiation, which includes completing our professionally prepared contract agreement, collecting first and last month's rent and security deposit. Last month's rent and security deposits are held in a trust account.

Because we are committed to keeping in constant communication with all residents, we provide a 24-hour access line for easy and attentive access to us. We return all calls by end of business each day. Emergency calls are returned within one hour with a plan of action.
We provide 24-hour emergency service in addition to an online maintenance form. Tenants can either call our help line or submit an online request.
Property inspections are performed once within the first few months of tenancy and then periodically thereafter with proper notice. Exterior inspections are performed frequently to meet agreed upon standards.
Monthly rent is collected and accounted for by Urban Dwell Property Partners. We offer an online payment system, auto deduct, direct deposit and mail methods for payment. We also manage late rental payments with contracted penalties.
In the unfortunate and unlikely event that an eviction must occur after exhausting all means for correction, we will efficiently process the eviction and unlawful detainer action.
Maintenance / Repair /Remodel
Preventative maintenance, corrective maintenance, house/ground keeping, remodel/construction services are offered through our in house staff or through well qualified sub-contractors. We will assess the necessary work to be completed, then hire, oversee and approve all work. It is our goal to keep maintenance and repair costs reasonable for our clients.
We maintain all financial records associated with each property, manage trust accounts, security deposits, operating budgets, rent rolls, monthly operating statements, disbursing expenses and owner revenue.
Financial Analysis and Reporting for Owners
Urban Dwell Property Partners takes a proactive roll to help guide the financial success of each and every property in our management portfolio. As a client, it is important for you to know about your property's financial operation. Reports will be provided on a monthly basis by the 10th of the month in an easy to understand account statement. Quarterly or Annual comprehensive reports will be provided to assess property condition and analyze property profitability. Our goal is to keep you informed on every detail of your investment.
