Determining Your Budget The first step is figuring out your home budget. If you plan to get a loan for your purchase, start by meeting with a mortgage professional who will review your information and pre-approve you for a loan. We work with wonderful lenders whom we are happy to recommend. Determining your budget will help guide our search, and a pre-approval letter will be a critical component of your offer.
Start Your Home Search Once you know how much you can afford and what you’re looking for in a home, you’re ready to officially start your search. Your Urban Dwell Broker will set up a search in the NWMLS database of all local listings using your home criteria, send you potential property listings, and work with you to schedule showings for homes that interest you. Happy house hunting!
Make An Offer When you find the right home and are ready to make an offer, your Urban Dwell Broker will work with you to develop the offer strategy. We will analyze the home, determine the market value, and negotiate on your behalf to achieve the best terms for you.
Home Inspection A home inspector is hired to evaluate the home’s health, safety, and major mechanical systems. Your Urban Dwell Broker can help schedule this inspection on your behalf. The home inspection is your opportunity to ask questions about the condition of the house, and learn about the operation and location of key systems in the home. Depending on market conditions and the result of the inspection, we will work with you to determine an appropriate response to the seller.
Closing Process Escrow will be opened, which is a third-party to which documents and funds are deposited by buyers, sellers, and lenders to facilitate the closing of a real estate transaction. Your Urban Dwell Broker will communicate regularly with all parties in the transaction to ensure a successful closing. During this final step of the home-buying process, closing costs will be paid, a lot of paperwork will be signed and any final questions will be answered. Ownership is transferred from the seller to the buyer, and once closing is finalized and recorded, the home is yours. Time to celebrate!
