Seller's Checklist

Here’s an overview of the steps to selling a home.

  • Preparation
    As a first step, we will set up a meeting to review the listing process, listen to your goals and establish a timeline for selling. We will walk through your property and provide a checklist of things you can do to help your property sell for top dollar.   • Pricing
    Pricing your home appropriately is critical to a successful outcome, and a step we take very seriously. Urban Dwell Brokers determine price by evaluating the condition and location of your home, reviewing comparable homes on the market and recently sold homes in your neighborhood, and considering current market conditions. We will prepare and provide you with a listing proposal, free of charge or commitment, that includes a market analysis to help determine the ideal listing price for your home.
  • Marketing & Showing
    We will design a marketing plan utilizing a variety of tools so that your property is strongly positioned and seen by potential buyers. Some examples include top-notch photography, printed materials, direct mail, print ads, social media, virtual tours, open houses and more. We will make sure your house is ready to shine for showings and open houses, making a positive first impression.
  • Negotiation
    We are strong advocates for our clients and work tirelessly to negotiate on your behalf to get the best terms for you. We are honest and will provide helpful guidance so that you feel confident in making decisions.
  • Closing
    Once a buyer’s offer has been accepted and a closing date agreed upon, Escrow will be opened. Escrow is a third-party to which documents and funds are deposited by buyers, sellers, and lenders to facilitate the closing of a real estate transaction. Your Urban Dwell Broker will communicate regularly with all parties in the transaction to ensure a successful closing. At closing, paperwork is signed and ownership is transferred from the seller to the buyer, and once closing is finalized and recorded the sale will be officially closed. Time to celebrate and move on to your next chapter!
